The Construction Management group develops construction execution strategies and contract documents for construction of all projects.
This group also supports the Project Manager by providing a continuing presence at the site during critical periods in the construction phase. |

Project Management
|
Project Management provides the oversight and management for capital projects approved by the University in the Central and Science areas. This management includes the coordination of the design phases of the projects, usually administering the work of architectural and engineering design consultants. The effort continues through the construction phase, overseeing the activities of the outside contractors and construction managers. The responsibility of this division typically ends with the commissioning of the construction, and the turn-over of the new or renovated facilities to the operating departments and divisions of the University.
Other services and responsibilities of the division include:
- Managing project approval process from schematic design through construction
- Managing approved project scope and program
- Facilitating primary communications and review between the client (end-user), consultants, and Yale safety, technical and maintenance groups
- Managing overall project quality: Yale design and material standards, codes, site impact and logistics, and constructibility issues
- Managing approved project budget and cost accounting and reporting
- Managing design and construction schedule

Small and Mid-Size Projects Group
|
|
|
The Small and Mid-Size Projects Group has responsibility for small projects and some mid-size projects (except those at the School of Medicine).
This group establishes the scope, budget, and schedule for these projects through an expedited process called formulation. They then manage the project through design, construction, and closeout. |

Technology Systems and Development
|
Technology Systems and Development manages and advances the technical databases, quarterly results metrics tracking, monthly reporting, master scheduling and other technical tools that directors, program managers, project managers and planners utilize on a regular basis:
The department is also charged with leading the development and deployment of our technical mastery training program for University Planning, Project Management, and Construction Management to assure the effective delivery of capital projects.
- New hire and employee growth training
- Technical mastery program
- Development and maintenance of the Construction and Renovation intranet site
- Quarterly metrics results tracking
- Technical & benchmarking database management
- Development of processes & flow charts
- Development and maintenance of the master Schedule & staffing plan
In addition, Technology Systems and Development has responsibility for the Construction Administration Department. The CA Department provides the following services;
- Contract administration activities for design and construction services in support of the University’s facilities programs
- Development of policies, procedures and related documents
- Vendor management activities
- Procurement of design and construction services
- Coordination of construction contract audits
- Coordination of and key participation in development of standards and specifications
- Data collection and reporting
- Maintenance and retention of master contracts, project conditions, general requirements, bidding requirements, forms of agreement, and other related documents and formal provisions

University Planning
|
University Planning assists the University Officers, and academic and administrative departments in the decision-making process as it relates to the physical environment of the campus.
- Working with the academic and administrative departments to conduct feasibility studies to determine the most effective approach (i.e., renovation, adaptive reuse, building addition, new construction, or combination) to meet space needs
- Developing the scope, schedule, and budget for all capital projects and securing approvals necessary to initiate the project
- Programming space needs for approved projects
- Providing planning studies for a building or groups of buildings
- Retaining design consultants for capital projects and monitoring activities into the Schematic Design Phase.
- Furnishing project management services on selected projects
- Tracking the University’s space assets for the Central and Athletic campuses
- Assisting in leasing space and purchasing property to support program requirements
